If property that has been held with the Ag exemption is sold for development or non-ag use, Texas allows reclaiming the lost tax dollars at the sale. 

The LLC does not afford you any additional tax "benefits" over what you already have with property held in your own name.

PEOPLE need to be held accountable, not corporate entities.

Agent will be held to higher standard by REC and may (take everything with a grain of salt) be more truthful than a private seller.

Chris,Hire a property manager, I wouldn't let the other students know that you are the owner, or have a way that they can pay online and a phone number that they can reach without them talking to you. if they know you are the owner, you will either have a hard time finding renters or they will try to take advantage of you. when the other students sign the lease make sure each parent co-signs as well, this way they will be held liable for their son/daughters actions.
