Chris,Hire a property manager, I wouldn't let the other students know that you are the owner, or have a way that they can pay online and a phone number that they can reach without them talking to you. if they know you are the owner, you will either have a hard time finding renters or they will try to take advantage of you. when the other students sign the lease make sure each parent co-signs as well, this way they will be held liable for their son/daughters actions.
