I proposed to put down 20% (50/50) on a house where we can live together and invest the rest on other properties since she said she does not want to live in a house that is only mine...I won't ask why.

I am house hacking a single family home and will be able to live for free and also some left over each month! 

Recently bought a house 3 weeks ago it is a 4 bedroom 2 bath house I live in one room and have rented out the other 3 rooms.

I also closed on my first house hack a couple months ago and had to get a tenant out of the space that I was going to be living in.

I've included a preliminary floorplan below.My goal with this ADU is flexibility in terms of renting it out either short-, medium- or long-term rental in the future for income, as well as maximizing resale value (main property is 1300 sq ft 3/2) to someone probably with an investor mindset who would want to house hack.My main concern is whether it's a good idea to have 3 en-suites at the expense of having a small living room/kitchen area.

If he's that good of a contractor, why is he so desperate to live in your basement?

With the right oversight, I imagine you'd have less to worry about renting to clean and sober living organization.
