Crime is a legit concern but isn’t it anywhere now? 

Positives - they just built an expensive (relatively) convention center, getting a 240million dollar casino and have job commitments and dollars coming in from steel, food processing, manufacturing, life science, plus a large hospital and new medical centers.

I was curious if anyone has worked with them; Any horror stories or is it a legit way to invest?

Remember they will mark up repairs, tenant turnovers, etc.Turnovers between tenants that stay a while are often more than $2000 for legit wear and tear.

The company that has reached out to me looks legit but they are offering to pay about 50% more for rent so my "too good to be true" alarm is definitely blaring.

@Peyton LaBarbera A real estate agent will always want a Legit POF (showing you have the Cash in the bank) for You…since you are the one giving them a supposed Cash offer.  

I'd question a few things and check if the money transfer was legit or if the funds will bounce and you will be out that amount.

I've never done business with them but from what I can see they look legit.

General dissatisfaction with the neighborhood etc. plans to travel in the future and reduce expenses.The bank needs a legit reason in its files so it is not seen as accommodating work arounds of the mortgage regs.
