If I use ROI this is like 50 grand slams (it was purchased for $375k and all of the initial investment was pulled out long ago so infinite ROI) but if I use ROE it is likely a base hit, nothing spectacular (not forecasting for future appreciation- current value ~$1.4m). 

They should lay out their grand plan to complete mitigation (and now rebuilding).

Hi looking for some tips and recommendations for areas to invest in Grand Rapids, mainly in small Multi-family turnkey apartments.

Someone you know who would be willing to put a few hundred grand in on the ground floor to do the initial work.

You get less on the deal but in grand scheme of things you will make out if you are good at what you do as after a deal or two you could move them out of equity and just do the private lending. 

Dreams of landing a grand "home run" deal can be captivating, but it's crucial to recognize that such opportunities are exceedingly rare.
