Since this post got bumped, I'd love to hear any tips or tricks anyone would care to share about your last minute "game plan" if you happen to get a strong lead to reach back out/etc, with under 24-48 hours before auction.

That is the issue, I did not feel that I was provided enough specific details, so that is why I was reaching out on this forum to see if anyone has had any direct investor experience with them or any other operator who has deals that are not working out as planned so that perhaps we can learn from whatever mistakes may have been made. 

I plan on raising rent for upstairs unit from 750-1000.

He wanted a video to compliment his branding and video style.I tried getting into a fight with a tenant, it didn’t work.So plan B was taking my pants off haha  

How much do you plan on applying towards down payment?

They plan activities around the school season.  

It is furnished turnkey and looks as if it was planned for STR.

The ceilings in the basement are a hair over 7' (full size door fits), and trying to understand whether to duplex down my first floor unit and go from 3/1 to 4/2 bed/bath legally. 

Obviously you'll have more restrictions on the condo/townhouse side rehabbing, so thought I'd call that out so that you can plan accordingly.
