You would need to get an experienced attorney to look at it, but I suspect that would be the case.Your sales tax issue depends on the state in which the property is located.

@Fredys Castro  welcome to BP.I would look for local investor meetings and ask some of the experienced investors who they use in the area. 

Also an experienced investor in Buffalo, NY where I'm originally from.

Though if you happen to be an experienced investor with access to a pool of cash to say, pay off the loan, this could be a viable option.

@Joey BiccumI would venture to guess that anyone in your area who chooses to rent a place to live for $1900/month has made multiple housing decisions about their lifestyle that are unconnected to any sort of poverty they are experiencing.

Over all real estate market was good and especially Houston market experienced good gain in home sales compared to last year after Harvey 2017.
