As of today its been on the market for about 6 weeks and still not rented.

Todays software makes it pretty easy to do a good job until things get really complicated

Thinking about investing in the Renatus Education.

You pay the mortgage 100% from the account of whoever is on the mortgage docs and on the title.You need to really educate yourself a lot in regards to accounting and taxes for real estate investment business.

Right now it is sitting on the market going into winter in Iowa (2 inches of snow today), we all know how many people want to move into a new house in the snow.  

I have been reading about real estate, listening to podcasts, or anything else I can find to educate myself for the last 3 months.

Day 18.Tenant calls Property Manager to say they will actually be coming in to pay today.Property Manager calls to tell you the rent will be paid later today.

My advice is to get educated as much as possible and take action!

If I buy a property in need of work or improvements my after repair/improvement revenues are fairly predictable because they are based on what that market is generating today for a similar property.

I am considering an off-load of the day to day management.Best,Mike
