It depends on what you want to do with your loans but this is basically an algebra and math problem, you need 25% equity in your non -owner occupied dwellings so you can refinance, save, or do something else to make that happen.

I Own and live in a SFR with an ADU(auxiliary dwelling unit) in portland or. the Adu I rent out and have been using a 70/30 breakdown for the valuation of the property for depreciation & tax purposes( based on sq ft.)this year I replaced the siding on the main house and Adu and painted as well (paid a contractor).

@Max BrunkeThank you for heads up, but my current situation qualifies for the "only one Dwelling Unit in the City of Portland" exception.Hopefully the bill in Salem that would allow municipal rent control dies, and this Portland ordinance gets overturned.

We of course have rental dwelling policies on all of them and also hold an umbrella policy now.
