I am about 20 minutes to the beach..The development does have pools and all that - and its "close" but yaeh not sure if I would get the traffic.Great idea though!

I think this is clearly a sign of poorly developed risk-control brain centers.  

Is this a good idea or is it better to look for financing/investors to develop the entire 3 AC land right away?

Hard to develop plan with no history and low income due to company lay off.
