I will consider the models you proposed .

I like the "set it and forget it" model, which means that I probably sacrifice a few dollars here and there, but I have enough profit and slack in the system that it really makes no difference.

Fellow Central Texans,I am in the midst of forming an initial business plan/model for future REI.While I'm still about 4-6 mo. out from seriously considering a first initial purchase or transaction, I am smart enough to know I need a solid team in place before moving forward with any part of it.

Our business model is to provide reasonably safe and affordable housing to low-income families, which isn't for everyone.I'd also note that 43222 doesn't cover all of Franklinton. 

I would do some research on which companies pay 100% commission in your local network and understand their model before your wife becomes a realtor.

(i.e, you order 10 squares of roofing.What YOU DON'T have to do:  Arrange, and be responsible for, delivery.  

If you must operate outside the laws to profit, there is a problem with your business model.

Everything is spelled out in detail  25 pages plus from colors to model numbers timelines and change orders  .

There would need to be more information, but that might be an option - and could still do the refinance into a longer term, perm loan...I know some investors have their model and that's what they want to do, but just food for thought.Thanks,

Despite what you may have read or seen online it's actually a terrible business model and almost always illegal.
