Never mention ANYTHING about their issues UNTIL you're already past the rapport building stage.

We have always staged ours houses as well and pricing is everything but we've been successful at selling at or above asking within the first 2 weeks.

You want to detach yourself as much as possible from the deal at least at this stage.

What works for your stage in life and long term plans.

The typical arrangement in Milwaukee is if you are offering laundry, putting in separate machines for each unit and each is plugged into the respective units gas/electricIf you only offer the hookups, not actual applicances, then you just make sure each tenant has the gas/electric accessible and once they buy something make sure they are hooking up to the right one.Having washer to one unit and dryer to the other is not equitable as you noted.

This isn't an ooh and ahh over the staged  décor scene like a bad TV show.

Obviously I will need to arrange financing from investors, rough plans from engineers, architects, etc, but I don't even know where to begin.

All the decor design and staging credit goes to one of my partners, but we all put a lot of hard work into this.
