I agree with @Sam Lewis, if your criteria is to make $500 cash flow a month that is not hard at all, what its hard is getting that amount of money from BRRRR to get all your money back or looking for the $500 cash flow plus appreciation.

Arguably the biggest pro of Section 8 is that Uncle Sam does not miss payments, while Average Joe may miss payments, even with a 700+ credit score.

@Sam Watson, as I understand it, build-to-suit is when the landowner has the building constructed (on their dime) to the tenant's specifications, and that the tenant just leases the building (and of course, the specificity of the building is reflected in the lease rate).
