Ok I want to get some opinions on how bad this deal is.This is about a 1 hour drive to San Francisco-So rents are below market but that doesn't mean we can raise them anytime soon.

In my opinion an A location can be in cities like New York and San Francisco, and in other markets too like Chattanooga TN, or Milwaukee, WI.I guess I can tack on the notion of super A locations.

I suspect anyone who has followed his program to get out of debt (including or sans mortgage) has probably, over the course of the journey, developed the financial skills and discernment to make reasonable leveraged real estate investments.  

Can anyone refer me to a Real Estate Attorney in San Diego (or perhaps California) that I can use to either help draft a new lease or review one that I create with EasyLandlordForms or LegalZoom (which they both say are state specific).
