I found it way more reliable than AirDNA, and they have some free reports, although I am not sure if Orlando is in their free version. 

Some people will chase doors and wealth to create something of their life, not that they are wrong, but that is their version of living life.

Once you understand the possible unit mixes, put together a construction budget for the 4 unit &  5 unit renovation and match your total project costs up to the 4 or 5 unit projected rent roll and operated expenses and see which version performs better.

Because a B grade 2/1 property wouldn't readily demand much more money than a C+  2/1 property (from a renter) it became more of a question of finding the most affordable version of that size property.
