Another thought in my mind was timing with respect to college school years, as many students (as i was once this person) procrastinate in terms of finding a suitable place to live.

Rate estimated as 650/700 respectively by the property management company I am planning to use.

I believe these forums are super helpful, because I continue to learn so much on this platform - not to long ago I read deep into a forum on BP about some creative structuring to tenant contracts that have the landlords best interests in mind as well as respecting the tenant and producing an outcome where both sides feel as though they got a win.

I have a property manager with 30 years of experience in the areas I spend most of my time searching for deals and was referred to me by people I respect and trust.

I think it's time I or someone out there developed a platform exclusively made for landlords to check their respective areas for these types of potential tenants, if it doesn't exist of course.Any thoughts? 

I think it's an acceptable time to roll out a small in person meeting with the understanding that people respect the rules and understand the environment we are all in.  

If I have an out of state investor they generally respect my time as much as I do theirs.
