I've always been of the mind that I should listed to flight attendants when they say "in case of an emergency, put on your oxygen mask first and then help those around you".

I’m not seeing any comparables listed or sold in the area recently in this bad shape. the last lot I posted for sale I undervalued it and then asked for a offer most saying “well it’s posted for 20,000” even though after talking to people, I started to see that they would happily pay more than that.

We certainly made that mistake, with both listing-level and group-level customizations.Or there might be some other sensitivity settings you could use, e.g. the weight of local hotels in the algorithm (the default is super low, but in some markets, that's what you want to align to).We've been using PL 4 years now, and it's still a learning curve (and I say that as someone that's spoken in a webinar on behalf of Pricelabs on revenue management strategy).

I can buy a house for 25k.We just bought a DWMH with land for 6k from a motivated seller.Put that money to better use like purchasing a list of owners and doing some direct marketing.Drive for dollars in your town and look for distressed or vacant houses, MH's, Land and send the owner a letter.

I have never heard of a program like that - I would be doubtful if it is worth it  - Understand a little about owner's motivation to sell. if a building is on the market for sale by FSBO, by agent or public auction - those sellers listing to sell are motivated - they may try to hide there desire to sell and say things like ''I ain't going to give it away!"

We also have it listed for rent on several other platforms like apartments.com, hotpads, tulia, zumper, etc.

There is a 10 year waiting list to get a voucher, so in my experience the tenant isn't likely to muck it up with unauthorized pets, guests, etcYou can eliminate 3x rent since the applicant will have a voucher.  

I don’t have a list of vendors that will jump my property to the head of the line for repairs 24/7. 

Assumed purchase price at asking, got the rent roll from the listing agent, currently rented 0% vacancy, and made some assumptions on taxes, owner paid utilities, etc.

I double check our listing and see that we do say pet friendly for 2 dogs, but I didn't list the pet fee in the description.
