My initial recommendation is tighten up your lease.  

I'd recommend adding those as they'll adjust your returns.  

Fortunately, the state where my replacement property is located recorded the deed within a week of closing.I would definitely recommend both of these companies because they really took care of me during the entire process to make sure this was a success.Cheers!

If you had 50k in credit card debt for business startup costs (not real estate) with a 3-4-year plan to pay it off, high debt utilization in the meantime and a 620 credit score - but wanted to start investing in rental properties - what would you do with 20k that falls into your lap?

The only other thing I would add is that if you decide to buy another property (with or without selling) I'd highly recommend you do that before the anticipated rate drops.
