It's likely the association and city have occupancy limits and most cities in this county are 2/bedroom unless the owner argues otherwise.

I would argue that we we are real estate investors/entrepreneurs, not criminals, why would you not want people to know what you are doing?

Once the tenant is placed, refund any unused portion of rent and the deposit.If there are damages or cleaning during the walk-through inspection, let him know.Personally, I don't do final inspections with a renter present because they have a tendency to try and distract me or argue about anything I find.

Some might argue why would an agent do this, maybe the agent is a rookie and needs the extra income. 

The seller could argue they turned down inspection concessions and asked you to remove the contingency.
