I know an investor in KC who just had a buyer get into a house with virtually zero down.

To afford the experience, I was willing to be a virtually silent partner and front the finances and let him do the leg work. 

That was with me thinking they were virtually ready to rent not because the seller said so.

Also, I would point out that virtually all of the above also applies to those of you on HOA Boards.

I know there will be some people chime in and disagree and that's OK but I have lived in three different "southern" states (Virginia, Florida, Tennessee) and spent most of my career working in a 4th (North Carolina) and workers and professionalism here sucks compared to virtually anywhere in the north or midwest.

If anyone is interested in the Los Angeles area maybe we can do a meet up or a virtual zoom meet up as well.

It seems people want to hide behind the keyboard anonymously without human contact in a business that is still person-to-person.
