If there are active violations that have still not be corrected then they cannot be closed and you will continue to be responsible for the fines, which in Pinellas county cities will generally have a tab running at $100+/day for uncorrected violations that have hit the lien stage.

I am at the same stage as you. about to buy my first property and was also thinking of creating an llc. but because i have to buy the property in my own name first, transferring the tiltle to the llc cost a bit of money.I recently talked with a big time investor in my area and he told me to create a real estate trust instead. which cost nothing and has all the same benefits of the llc.
