Our part of the country has a lot of aging housing stock so there's ample opportunity to upgrade the RI housing supply and get paid to do it (either in one lump sum by selling, aka flipping, or by buying and holding and renting out better units for higher rents).If you haven't already done so, I'd recommend checking out the RIREIG group that meets monthly in Warwick, and the Black Diamond REI group that meets twice a month in southern Mass, as it seems you're active in both areas and both groups are education oriented (not trying to sell stuff).I've personally attended both groups and found a lot of good attendees at different levels, from beginners/dabblers to full time investors.Let us know if you have any specific questions of course!

I am being very conservative with any financing options since I am operating under the assumption that WA will get statewide rent control similar to oregon and CA (7% + CPI) - My Model has been to buy functional but needing maintenance-and-upgrade properties and then update them over a few years, so I can probably work within that framework.

House had a complete refresh of all interiors walls, lighting, upgrade bathrooms, exterior repairs to stucco, fence repair, granite counters and repaint the kitchen cabinets.
