Hi im a new wholesaler in the Los Angeles area i have come in contact with properties i can get under contract, I've just been struggling with finding a buyer.

He doesn't like making the payments, but he isn't struggling to make them either.  

I would offload a property that produces cash flow but I think might be a struggle to offload 5 years or more from now.

What I'm struggling with is how to make the leap?

The development, although beautiful and self sufficient (grocery stores, schools, etc) it is in the middle of no where and about a 30-40 minute drive to the nearest city.I wouldn't want to invest in a pre-construction  project where the community is already struggling with vacancies.
