Bottom line, STR's (Thank you everyone for NOT calling them "AirBNB/s") have outpaced hotels/motels/resorts, because it's a more practical fit for the tenant/vacationer demand.

I find that properties in-between Whitefish and Glacier perform best because they can also perform well in the winter ski season at Whitefish Mountain Resort.

I suggest that as a last resort.

We got married (Yay), however we paid for it, we had a party for our family and friends and then we took a vacation to a resort that if you stayed there for 7 days it included a legal US wedding, (we didn't invite anyone, as we didn't want anyone to feel like they had to come and spend money to get to where we were getting married and we didn't want to increase the cost of our wedding).

Often you have excluded real estate, lawyers, business man who have a half a dozen of relatives friend who are brokers.In places like Vegas, Florida resort town the success rate is slightly higher. 

There is certainly a use for such loans, when there is really a hot deal, when time really is of the essence with that deal, when you can still profit and when there is no other money available, it's a lst resort in my book, but if that's what it takes, go for it.

I worked on a project 10 years ago that involved turning a raw land campground into a 100+ room luxury cabin and tent resort....in five months.

Postcard, letter, offer etc.To go the extra mile, i would include cold calling them too...mayne as a last resort before you move on.I hope this helps.
