@Marysue ConnellyI'm not a lawyer and this isn't legal advice.Currently, if you want to discontinue a lease that is expiring, you simply need to provide a written notice to vacate to the tenant with the appropriate notice period - our lease agreement states 60 days unless a lease is month-to-month, Colorado law typically only requires 30 days notice.

This way my average becomes less than 7 days per stay.At the end of the year I assume to use the short term rental loophole I need to provide Airbnb proof that I averaged 7 days or less.

Depending on the property and the level of care provided there, the residents pay $600 - $700/ month in rent that goes directly to you, the property owner, and has the care agreement with the operator for whatever their cost is.

Called out on it by IRS and NY State Dept of Taxation, provided my documentation and cited the code to both entities, which resulted in avoiding tax court and a reversal of tax liabilities.

It's a great place to store your cash until you find the right opportunity that works for you plus all the other benefits it provides (not least of which is flexible terms and liquidity when you DO find somewhere to invest your money).

I'm my opinion they are both good HML providers, LendingHome was good to me and worked with me when I had no experience so that was a plus on the flip side (no pun intended), Renvo is top notch, I can reach out to Eric Workman, the  VP of lending, anytime as I have his cell phone and he typically gets back to me right away whether its text, phone call or email.

One has a hard deadline otherwise the buyer may lose the home and the lender may lose the ability to provide the loan.
