Everyone on this planet has lost something at one time or another, and I predict that will have 0% bearing on whether the judge thinks you're the organized, reasonable one and the tenant is not. 

I find this very helpful to stay organized and ensure that both me and my tenants have the same documents and everything is time stamped in case there is every disputes.

This would cover drugs, felons with weapons, people who are not allowed to legally posses weapons, Discharge of weapons in an illegal manner on the property, fires in the yard that are against local ordinances, Keeping kidnapped children in the basement, running a chop shop out of the garage, human organ trafficking and the like. 

Organize the contractors, get them the best rates, follow up and check to make sure they did everything that was asked.

Is there a checklist that can keep me organized of the order to do things? 

I’m willing to be that organizations are looking for low cost spaces for events.
