Newbie Landlord needs advice please!

Thanks for all the great I fo I've already learned being here. 

Here's my situation. 

I've had an out of state rental in Austin that's been pretty much hands off until this point after 6 years. My renters just moved out and it's a bit of a mess. No major structural issues that I can see. Is there a checklist that can keep me organized of the order to do things? 

Also, what should I replace carpet with? I've done a ton of research and can't make a decision on the brand of luxury vinyl plank. Trying to get about $1700 a month on the rent.
