I don't want to reiterate what @Kelly N. said as it is excellent advice.I usually don't raise rents on my excellent tenants unless they have been there for a long time, and the rents are far under the market norm.

Single family and multi-unit rentals are all the craze out here right now and the fix n flip market is starting to heat back up (so long as you get in at the right price point obviously).

If your dead set on buy-n-hold SFR, you can drive a couple of hours to the central valley or the high desert, but that would require you to frequent those places (but who want to do that... no offense to anyone living in those areas :o )Here is an LA times article about Airbnb (a vacation rental platform).
