As I mentioned this is a 56 unit property which makes spending $25,000 in legal fees much more significant than it would be in a 100+ unit property.I would appreciate your help and any feedback,Daniel

I am analyzing a duplex near Seattle where the owners are in Bankruptcy Chapter 11 for multiple properties over $1.6 million in back taxes....Of course I will consult an attorney - but before I do I wanted feedback on whether to pursue any further.The asking price is way too high for it to make sense (which is part of why it's been on the market for over 135 days, so I would only offer a number that made sense).

I'd like to roll the money from that deal into my own apartment deal using a 1031 exchange however I have some concerns and wanted some feedback.

SFR's not so much or at all.I sent requests to 3 of the 6 to see how good the agents who posted them are with follow up.and to get some feedback from them.. but I am not sure this would be the best bet for a seller in this market your severely reducing the competition for the home... and most likely any chance at multiple offers.. puts the broker in a very tight fiduciary situation.Now if I put my sellers hat on I have 30 new builds going and 7 of them are inner city North.. right by the new seasons off of MLK  HOT area..

But I do appreciate feedback, because there are times I hope I am incorrect, or don't know that I am incorrect;  I would rather be told a brick isn't a life-raft!
