How will you handle going to your property and having a drunk tenant pull a knife on you or threaten to burn the place down when you demand his rent

@Jeff Rabinowitz wrote a blog post where he describes how he invited the local fire dept to burn his house down for training purposes, and if I remember correctly they also cleared the plot afterwards at their expense. 

So I’m fine with not meeting someone face to face because I’ve been burned by being deceived by people who seemed to be the perfect fit.

Some, I think are derived from them wanting by to fill their pockets for the budgets, but most got burned by the downturn and want to make sure the properties are being maintained.

Both these factors are breeding extreme tenant entitlement which is causing me to feel burned out.

You are probably going to burn through realtors because what you want is not on market and tough for them to find and get paid on. 

That being said I’m starting to feel burned out from multi family and have been thinking about becoming a Transaction Coordinator at a brokerage.

I know this subject has been discussed numerous times and yet it still seems to be a "burning" question for many newbies (I am one of them).

I just want to get started and don’t want to get burned.

I doubt one house will burn down every 10 years but even if it did, I'd break even!
