New member introduction and objectives

Hello fellow investors. My name is Lynn and I'm new to the site. I live and invest in Greeneville / Greene County in East TN. I've already bought and sold a few properties but I'm seeking to take my investing up a notch (or ten :)

I posted this in another forum but got no responses. So I figured I'd try here...

So far, I've used owner financing to sell the properties I have acquired. I found those few properties by auctions and word of mouth. That strategy has worked well but I'm looking for ways to generate leads.

I also placed an ad in my Craigslist area and got a hit from a wholesaler. We'll see how that pans out as I've never bought from a wholesaler before. 

...if there's a more efficient way to find my answers, please be kind enough to fill me in.

I have narrowed down my target property list. I'll be looking for one to two deals annually based on cash flow. I'll be looking for recently expired, or off-market properties. Single family residential is a good place to start I think. I'm looking for passive investment income by owner financing the properties I purchase. I will be using my own money because I'm a fairly disciplined saver by nature.

Now to the question....if I can figure out how to get these ideas/objectives on a flyer or business card - how would I be perceived if I hand carry these cards/flyers to local real estate offices looking for an "investor friendly realtor?"

Any other refinements to my objectives/strategies you think I should make?
