General rule (for more reasons than one):Buy and hold rentals=LLC or hold in your personal nameFlipping=S-Corp (although this depends on some other factors as well such as your total profit and W-2 income) It may not be worth it depending on your situation.

A little about myself and situation.

Hi BP Community, I've read some posts before covering investments from various angles but have not found something specific to my situation so I'm am looking for some thoughts and advice from the wise folks on BP.

In our situation, rather than specifically say who we're targeting, we focus on the benefits, selling points, and value-drivers that our target renters care about.  

What kind of creative options have you used and what are the pros and cons in your situation?

I only use M2M leases, even more so with house hacking situations.

After research and two visits to house (in Sayville, NY) there is interesting situation developing: this property is in very good condition, and need only some paint and few gallons of clorox, utilities are off, comparable houses in area were sold for #380-420k. 

I am telling you this because once they get themselves into a situation that they cant even pay their rent it is very hard for them to fix it.

This was a referral from a friend of mine that had a similar situation happen and used them with great success.
