Then I would do some quick cosmetic improvements, rent the other office, and turn around and SELL the whole building, advertising it as 100% occupied with a nice big cap rate and 5+ years to go on the leases.

What I know from from looking up some info on YouTube is 1- you look up properties that have been foreclosed on2-Make sure that in auction the price sold a lot higher than what the house used to owe. 3- Contact the old owner of the house and tell them that the county has surplus fund for them ( if it was foreclosed on for $50k and it sold in auction for $75K- $25k belongs to the old owner) 4- by helping the owner get the money that he is owed you can charge a small fee?

What I am actually trying to understand is how to evaluate a business and diagnosing any issues with it, while being able to understand what it would take to remedy and make it perform betterI watch YouTube all day and there's plenty about Real Estate, Macro economics, Stocks, Gold, etc., but very little in terms of business.
