) that R6 may have met code and was built to satisfy it then. he is buying a house from that time period and was not built to todays code standards, therefore you are not required to bring it up to todays standards, except for him wanting you too. ( just a way to negotiate price for him ). you have 3 choices, either explain that to him and not give him any price reduction, give him a little off to insulate the ducts or run out to the store and find some duct insulation wrap and add it to the top of whats there, usually comes in a big wide roll that will not take long to install.

We ended up buying a nice used double wide mobile home instead and it was much nicer And no repairs, we placed it on a permanent foundation and made it finacable for resale.

The home inspector stated the original stairs leading up to the addition weren't wide enough and needed to be at least 36 inches wide and the steps needed to be at least 9 inches long and thus the addition wasn't up to code and wouldn't be considered as additional rooms and sq ft.

The balcony itself is about 6.5 feet deep by 12 feet wide, and is currently lined with the same vinyl siding as the rest of the back of the house; the side walls and ceiling will remain where they are but the vinyl would be replaced with normal drywall.
