Some old ladies wanted to watch the weather on the local news.  

For example, if you want to invest for ten years, keep the risk on the low end of the spectrum, and be comfortable that your investment will weather a recession, then a mobile home park would be a good asset class to choose. 

The advantage of self storage is that in the past it has been even more recession resistant than multifamily (which itself was more recession resistant than commercial).

Ultimately I am not dependent on a couple tenants and can weather the storm for a long time as I have paid cash for all my properties.

For HVAC, I think split type of A/C unit should be fine for both cooling and heating for 700sf space, run by electricity, given the mild CA bay area's weather.   

I would caution new investors to resist the push messages out there to make your first deal....there is nothing wrong with taking your time, learning the gig and waiting for the right deal.

I saw the words "real" and "estate" and couldn't resist the "opportunity".

Moisture resistant (some argue waterproof), affordable, looks good, customizable.

However, on the contractor's end, it seems they literally stop working depending on the weather, since they are primarily a snow removal company.
