Flooring for a 4 Unit Apt Bldg

Getting ready to gut the entrance, stairs, and landings of a new property.  I can't decide what type of flooring to put down.  We are in Rochester, NY and we get a fair amount of snow during the winter months.

Any thoughts and rationales would be appreciated...

I just did this to my 4U. Tranquility 5mm vinyl planks from Lumber liquidators in 12x24 stone pattern. On the stairs I cut it 1" away from the balusters, with aluminum nosing and quarter round molding at the corner of tread & riser. You don't want to get into cutting it to fit the balusters. I've had a similar install  with old school linoleum on the stairs of my 6U building for 21 years and lord knows how many before we bought, and it has been bombproof.
