there must be a reason for the demo- crank house or drugs of some kind, did you talk to the city why all of those properties are being demoedI know some cities don't have the money for the properties anymore because the cities are brokego talk to the building department to find out why they are demoing and see if you can buy some up for a youth group or maybe a city park and rec areaenjoy

Charleston you will see one of my projects there 5 new builds.. but on the same streets are some really nice older homes that would make great rentals.. you can look for one's that are run down or tired  knock on a few doors you might scare something up that way as well.. then if you continue down Oak to the east past crappy MHP you will see three more homes those were ours as well. the very next street hang a left.. there are older homes there that would make nice rentals.. you have a great opp in N> Charleston with Boing going gang busters its a hot place to be investing.. and TOTALLY under the radar so you don't have the intense competition you have in other markets from turn key companies.

Comps are real hard here since it's a small town, but on the same street a similar house but brick outside instead of siding sold for $105 last september and was listed originally at $115.I believe I can get $850 rent without any problem - probably $950, based on local market rents.

Also, the further the property is from Grandview (street that runs along the edge overlooking the city), the less rent you can expect.
