Have ya'll rented to college students without co-signers who are on scholarship etc like above situation?

I typically fill my vacancies in the initial open house asking at the high end of market rent.  

In addition in many CA jurisdictions the ADU addition results in the primary being rent controlled.  

We plan to hold our primary residence and rent it out.

It may be slightly different for a commercial 5 unit property but the last appraisal I had done focused more on the property value than the rent value.

You could rent it out but if you house hack again it needs to be at least 100 miles away from the current residence per FHA guidelines.

The condo I am looking at is close to the new Aquarium that is going up, the new Grand Village, etc..I feel like as a buy and hold it is fantastic since it is guaranteed to appreciate but also as a completely remodeled 3/3 so close to the strip, I could do well with STR and at a longer renting period as opposed to golf/lake rentals.

It current fetches about $55K a year in rents.
