Mortgage advice from that source be like:Hopefully OP you are not delaying the process unnecessarily by refusing to sign paperwork until your loan officer is fluent in the incorrect definitions of words as used by BP, because you will likely be significantly delaying the process if you do, unless your LO is on BP (nothing wrong with that if she or he is :P ).EDIT: OK, reading the above comments from other mortgage folks, I guess the realtors aren't to blame, now I know where they are getting their bad info from.

I would say make sure it is a deal you want to pursue based on your objectives (cash flow , principal pay down, tax benefits, etc).Depending on if the property is owned free and clear OR you are doing a wrap mortgage, I suggest speaking to an attorney to get the correct paperwork in place.I know you said that you will wait to get a lawyer involved, but I believe you need to have the correct paperwork ready to get it under contract.

Yes - you should be able to get a less than 20% down payment conventional loan from a local back assuming you qualify DTI, credit wise etc.However, there is a great option called a "DSCR" loan that is in between the conventional loan structure (hard to qualify, lots of paperwork) and hard money (really high rates).
