I know your post was about direct to seller, but in the multifamily space, if you're looking to purchase bigger deals, anything 100+ units, it's more challenging direct to seller.I would start with sites like Crexi to aggregate data in a specific market, and target what you're trying to buy. # units, time left on debt, how many years held, whatever you're focusing on.We've also had some success using wholesalers to bring us deals.

Purchase price $500,000Property is 10 unit apartment building net rents ~$96,000 annual and NOI ~$57,000 which is accurate from 2023 proforma. 

The second is an 8 unit and cash flow and management were too poor starting out to finance it.

Is anyone developing small commercial units?

The fact that they accepted the unit with the tree should be enough.

I recently completed the Multi Family bootcamp where for multiple units, property management is especially important. 

I'm finding that Turbotenant has given me tenants for my apartment units.

Any liability I can avoid by having them install their own units?  

It will be less this year because of the time it took to get the units on the market.

Assume it has one furnace for both units?
