I personally scrubbed each lead on my list because I didn't want to waste any money on properties I wouldn't be interested in (i.e, the property is in a bad area of town, near train tracks, etc.).  

When we started using commercial banks I had 3 years of landlording history and only 8 units, and they were fine using that as my track record

Personally, I like the BRRR strategy on a multi if you're willing to put in sweat equity.

I also help investors buy and sell single and multi-family rental properties. 

I have been exploring my options for buy and hold & multi family for some time, however I live in a high-cost market so "deals" can be challenging to come by.

My current goal is to sell my condo in Feb 2017, and either buy a multi family here in Washington state or move back east to be closer to family, but not to close, and buy a multi family there. 

My lovey lady and I are moving out there in March and will be looking to purchase a multi-family once we do.

Finding SFH is pretty simple; however, I can't find a good resource for multi units (2-4 units).
