Putting together my first strategy and wanted to get some feedback from the gang: * FHA loan to acquire duplex / triplex in cool area of Los Angeles with close proximity to a hospital* Short term / Mid term rental unit(s), establish one as my primary residence -- possibly pivoting to long term rentals in the future* Cost-seg to offset private client income tax liability (also takes some cashflow pressure off the short term rental(s))* Rinse and repeat once annually to build portfolio via FHA reduced downpayment & keep knocking down tax liability from ongoing private client projects* Maybe one day in the future 1031 all into one large multi-unit property to cash flow into the sunset?
