Any single bank can fail with the right pressure.

You may be able to do that cheaper than a bunch of surface mount trades.

Everything else held constant, large number of units carry relatively higher risks which put upward pressure on cap rate.

When you sign up with Mount, they cover you under a pretty good insurance policy that is based around amenities.

Putting together my first strategy and wanted to get some feedback from the gang: * FHA loan to acquire duplex / triplex in cool area of Los Angeles with close proximity to a hospital* Short term / Mid term rental unit(s), establish one as my primary residence -- possibly pivoting to long term rentals in the future* Cost-seg to offset private client income tax liability (also takes some cashflow pressure off the short term rental(s))* Rinse and repeat once annually to build portfolio via FHA reduced downpayment & keep knocking down tax liability from ongoing private client projects* Maybe one day in the future 1031 all into one large multi-unit property to cash flow into the sunset?

You CAN"T put pressure on an appraiser to come up with a value, that is illegal!!!!!!

The price point is quite a bit lower and the white mountains attract visitors pretty much all year long with all the hiking trails in the franconia notch and mount Washington.

So, you can only put pressure on your tenant to address the situation.

Currently looking at Bronx, Yonkers, New Rochelle, Mount Vernon etc. 

I’m considering pressure washing, roof gutter cleaning but I’m open to other ideas.
