Newbie to REI in NYC

Hello! I am a total newbie to REI and live in NYC. Recently separated and looking for passive income that can help my family and I. Basically, I do NOT plan to move out of my apt in Manhattan so am looking at condos or multifamily homes. Pre-approved for $360K but only have 30K for down payment so do not want to go that high. Initially looked at Poughkeepsie but it's far and neighborhood iffy. Currently looking at Bronx, Yonkers, New Rochelle, Mount Vernon etc. Looking for any recommendations or guidance. It seems impossible! Thank you :)
