I am a Commercial Real Estate appraiser & am currently appraising a 48,000 SF industrial complex (four 12,000 SF metal buildings) in Adelanto, CA in the High Desert of the Victor Valley.My building and two others are In Escrow at HUGE price increases over what these buildings were selling for Pre-MJ Ordinance by the city.

I will say that two of my units have stucco siding, and two are mobiles with metal siding.

Now they want transaction "history" showing I held them for two months at least before I cashed them.

Also I like my sides flush with the cabinet so there is no cut end to contend with and would have used a bullnose end piece instead of the metal edge. 

The properties are held personally. 

What benefits have you discovered compared to when you held them privately?

Here in Sydney it's not such a necessity as roofs are either terracotta tiles or metal and they get replaced maybe once in a lifetime (local metal roof manufacturer gives 30 years warranty).
