You're basically asking the age old question of, "to leverage or not to leverage". 

I've asked for more info on that appraisal but haven't heard back yet.I was wrong though - it's 6 units, not 5.

What I have done is advised my relative to make copies of her financials and the note/property info and shop around for a (much) better deal. 

The building is older but the condition is all newer - and the appraiser was surprised - in her own words - of how nice it was on the inside compared to the exterior age.

The buyer was insistent on getting a working heater, didn't want a $5,000 credit, and there were no standard replacement because of the age and the size of the unit.
