Downside equals some people think they are very dated from the 1970s.

It sounds attractive because everyone says it is low- or no-money down, but if you don't have money to make the deal another way, you don't have much leverage to make the deal the way you are suggesting.Sub to and seller finance are shiny objects for people who want to get started in investing to make money, but have no capital.

I think some people are still waiting while others are jumping in.

while you will want to get it rented soon, be very wary of people who can move in right away-why can they move in immediately? 

I'm one of the few people admitting to anticipating a real estate crash, probably a market crash, probably a devaluation of the dollar.

If I'm following this correctly, the 1st issue I see is that you have an "active" business (consulting) versus a "passive" business (the rental property, assuming you don't do hands on management, etc.)...this would be a separating line for many people I've talked to about this. 

Feeling pretty discouraged when cold-calling people who are in preforeclosure.

I would worry much less, at this stage, about which account is going to earn you more than how to make more money at your job or take on a side gig also to enhance it.A lot of blogs and people will have you focus on the micro here, not buying Starbucks, or getting a .01% better yield, but that doesn't really matter right now because it's not a big earn.
