Or tie up the property with language in purchase contract that lets you assign to someone else and sell rights to another individual.Both these examples are more complicated if go this route so I'd recommend getting more formal advice / mentor / research to ensure is allowed or doing it correctly.Just throwing ideas out there.

Renting for a while is a good choice with sub2 sale.You should send the lender notice that title has been transferred and send it certified mail.Many investors assume the loan formally payments after 12 monthly payments having been paid on time.

That has changed slightly and I am not seeing anything go for 25% anymore. 30-35% is the lowest and I would say all categories have gone up around 5%.This also depends greatly on location, vacant or occupied, judicial vs non judicial state etcBe happy to discuss further

A note and deed of trust is actually safer for the lender and it's easier to do a non-judicial foreclosure than fight over a CFD and end up going through a jusdicial foreclosure process.
