We always find faucets dripping, toilets running, doors that have lock problems, missing screens, broken screen doors, etc.The next thing is we remove every garbage disposer and dishwasher and our tenants never complain.

The second phase, Stadium Flats, is still underway and once complete at the end of this year will contain 144 units within four buildings.

For example, I got land on the market at $4 a foot, flat clear city tract cheap to develop.

But I flat guarantee that house stood a very good chance to get stripped over the years rent collection an on going nightmare etc etc.. 

I am a hands on kind of guy, so I currently manage my 1 rental and take care of everything from marketing the property, screening the prospects, renovating the property, fixing minor issues, etc...

My current interest is in landlord paperwork, screening and legal knowledge to rent hack the extra room.

I didn't know what I was doing at the time as I hadn't yet discovered BP, but I managed to find great tenants and screen them myself.What were your biggest challenges?
