In my opinion, not using a property management leads to challenges finding a third partner that's trustworthy and fine taking a smaller stake in partnership. 

The guy who fixes the refrigerator assures me it’s one minor thing he can go in to patch up and then it will be fine, no extra cost to me, but the tenants will not allow him back in to the house to fix it and are demanding a new refrigerator.

Depends on if you are fine living outside the city where you might be able to get a property.

Hi, I really wouldn't worry about said struggling unit---an abover 4 star review average is fine, and as most people have said on this thread, some people are just going to give it a 4, for whatever reason.

I have searched city and state government websites and I see that short term rental is fine, vis a vis Airbnb, but I cannot find anything specifically addressing long-term rental of rooms in a primary residence. 

The seller agreed to this and after we moved in it looked fine.
