Colorado Springs home leasing laws

Daniel Markham
Posted

Is it legal to lease rooms in primary residence long term in Colorado Springs?  I have searched city and state government websites and I see that short term rental is fine, vis a vis Airbnb, but I cannot find anything specifically addressing long-term rental of rooms in a primary residence.  Thanks for your help.

Danny

@Daniel Markham

You would certainly not be the first (or 50th or 100th) person to do individual leases per room -- otherwise known as house hacking -- in Colorado Springs.

What I know is allowed is having as many as five unrelated adults living in the same household. (Here's a BP post by yours truly laying out the unrelated adult occupancy limits in various cities. And here's a Colorado Springs Gazette article that mentions the 5-person limit.) So if you have a 5br house, you can live in one and rent the other four. What I haven't seen before in an ordinance is whether those people living together have to live together as a unit -- i.e. sign one lease together or if they can each be on individual leases.

That said, everyone and their brother house hacks in Denver and Colorado Springs, so you're going to be fine. When you do go that route, post the ads on Facebook Marketplace and find the Colorado Springs sublet/roommate group on Facebook where you can post about this stuff.

Good luck!
