I would check local city PD's website for map or info on crime in the area.

The property management on site allows booking through their website directly, we have transferred the VRBO to us from the previous owners, and I am using my personal facebook account, and craigslist to get the word out.

@Austin Reppart this is great practicing advice, any suggestions on which software or website to use for calculating the appraisals and running the numbers?

As for rents, there's a website that gives a pretty accurate rent average, called rentometer. 

Although I'm seeing potentially good deals, I'm curious if theres a website that can help show market trends.
